February Real Estate AnalysisMarch is here which means spring is on it’s way! Not only is the weather getting better but the home sales are doing pretty well in the North Texas area. Here’s my real estate analysis for February:


Average Sale Price

In January the real estate market was going down slightly for the overall Multiple Listing Service (MLS). However Denton and Aubrey were going up slightly. In February, this switched; making Aubrey and Denton County go down slightly in the average sale price but the MLS sale price increased slightly in February.

In February the average sale price in Aubrey decreased slightly to $213,000 and Denton County down almost $5000 to bring it to an average sale price of $292,000. The overall average on the MLS was $252,000.

Average Price Per Square Foot

Denton County, overall, has been staying very stead in it’s price per square foot over the last few months. If you want to check out how it has changed over the last few months check out November, December, or January’s analysis). It increased by one dollar from January to $116/ square foot. Aubrey took the biggest hit last month to square foot price by decreasing by $14/square foot bringing the average to $106/square foot. The MLS’s average was $110.

Days on the Market

This is really encouraging if you are looking to sell your home in the Denton County or Aubrey area. The average days on the market for both Aubrey and Denton County are under 45 days before under contract. That’s 5 days below the average on the MLS, which is an average of 50 days on the market.

How Many Homes are for Sale?

Aubrey had a significant increase in the number of homes for sale in February. Last month there were 58 homes for sale, up from the 36 for sale in January. Denton County also saw a 22% increase in the number of homes for sale, bringing it to 2,300 homes for sale in February.
