March Real Estate AnalysisSpring has sprung and it is beautiful this April. Perfect for spending days outside enjoying the weather and also for buying a new home before the summer months are among us in Texas. March was a pretty good month for real estate in North Texas. Here’s my real estate analysis for March:


Average Sale Price

If you checked out February’s Real Estate Analysis, you would see that sale prices in Aubrey and Denton County were decreasing slightly. For March, however, Denton County increased dramatically in average sale price. It increased from $293,455 to $312,465! That’s over an 8% increase in March! Aubrey however decreased by a little over 1% from $210,588 to $207,587. In the overall MLS (Multiple Listing Service), the average sale price is increasing steadily by 5% last month to an average of $266,824.

Average Price Per Square Foot

Different from the average sale price for March, the price per square foot is steadily increasing in the MLS, Aubrey, and Denton County. Aubrey increased by 5% last month to an average of $108 per square foot. The average of all homes sold on the MLS increased by 7% to $113 per square foot. Denton County increased dramatically by 8% to bring the average up to $119 per square foot!

Days on the Market

Perhaps some of the most exciting news from the last month is how quickly homes are being sold on the market. This is excellent news for sellers! Aubrey had the most dramatic decrease in days on the market by dropping 35%! The average days on the market is now 33 days; and in February the average was 40 days. Denton County decreased 8%, bringing the average days down to 43. Overall, the average on the MLS is 46 days!

How many homes are for sale?

Now for the buyers, this is your good news! In both Aubrey and Denton County, the amount of homes for sale is growing. Denton County increased by 17%, with an inventory of 2,295 homes for sale in March. Aubrey increased it’s inventory up to 56 homes for sale. The overall MLS is down slightly, by 2%. There are 21,917 homes listed on the MLS.
