October and November Denton County Real Estate AnalysisOctober and November were some crazy months around here for me and for North Texas real estate. With the season changing, the home sales were continuing to do really well for North Texas. Plus, home sellers are getting almost full price when they sell their homes! Here’s a wrap up of what October and November Denton County real estate looked like:

Sales price

The sales prices have done very well over the last two months, and it looks like it could be a strong end to the year for real estate sales prices in North Texas. The MLS (Multiple Listing Service) median sales price in October was up to $239,900, and in November the price rose almost $3,000. The November median was up to $242,000. However Denton County creams the MLS’s median for both October and November by a large margin.

Denton County’s median sales price for October was up to $295,250, almost $50,000 more than the MLS median. November continued to rise by another $10,000 from the previous month bringing the total to $305,000.

Aubrey has remained closer to the MLS median over the last two months. The prices are quite as high as Denton County. In October Aubrey’s median sales price was up to $265,900 and by November the price decreased to $233,440.

Price Per Square Foot

The median price per square foot in North Texas is still very high and has remained fairly steady from previous months. The MLS only had $1 variation between October and November. In October the median was $118 and November increased to $119. Denton County remained steady for both months at an astounding $132 price per square foot. Aubrey had a decline form October to November but is still well above the MLS’s median. In October the price per square foot was up to $128 and by November it declined to $121.

Days on the Market

Aubrey is the only market we’re looking at in this report that has some large variance in the median days on the market. Aubrey was up to 40 days for the median days on the market in October. But by November, the median was down to just 26 days! This is much closer to both the MLS and Denton County’s median. The MLS had no change from October to November, at just 23 days. Denton County went down by 1 day from October. Denton County was up to 23 days in October but November was down to 22 days.

Percent of Original Sale

For October, all of the markets were within .1% of each other; hanging out at 97.4% in Aubrey and Denton, and the MLS just .1% behind. In November there was some more variance between the markets. The MLS was at 97% of the original sales price. Denton had no change from October to November, staying at 97.4%. Aubrey had a pretty significant increase, rising almost 1% to 98.1% in November.
