December Denton County Real Estate Analysis

Happy New Year! I can’t believe the holidays are over and that it’s already 2018. 2017 was such a great year for real estate in North Texas and hopefully 2018 will be even better. To finish off 2017, we need to round up Denton County’s real estate analysis for December. Here’s the December Denton County real estate analysis. Sales Price

The median sales price for December was much better for the MLS and Aubrey than November’s median. Denton county did pretty good, only dropping by $6,000 from November. This brought Denton County’s median down to $299,000, which is well above the rising MLS median. The MLS increased by almost $3,000 in December. This brought the MLS median up to $250,000. Aubrey had a great December month, rising almost $10,000. The downside is that it is slightly below the MLS median. Aubrey rose from $233,440 in November to $242,455 in December.

Days on the Market

 

The median days on the market rose in all markets from November to December with the holidays, but the variant was definitely by how much it increased. The MLS rose by 3 days, bringing the medain up to 27 days on the market. Denton County rose by almost a week, but is very close to the MLS median. Denton County is up to 30 days on the market. Aubrey, however, is the highest for days on the market and had the largest increase in the median from November to December. In November, Aubrey was just above the MLS median at 26 days, but in December the median rose to 42 days.

Price Per Square Foot

The median price per square foot in all markets did very well in December. The MLS’s median rose by a dollar, from $119 to $120 for December. Denton County has remained steady at $132 for two months now! Aubrey rose by $3 and remains higher than the MLS median at $125 as it’s median price per square foot.

Inventory

Homes for sale

The MLS’s total inventory of homes for sale in December added up to 21,075 homes for sale, and 8,917 homes closed in December. Denton County had 2,399 homes for sale and 1,170 homes closed. Aubrey had 84 homes for sale and 36 closed sales.
