The heat of July is coming in full swing, and that means the real estate market is also staying hot! Summer months typically have an upswing in home sales and June was no exception. The sales prices continue to increase and the days on the market are some of the lowest I’ve seen. Here’s my June real estate analysis:
Sales Price
June stayed on trend with the last few months with a steady increase. The MLS is the only one that stayed steady from May to June. In June the median sales price remained at $255,000. Denton County had a steady increase of almost $4,000 from the previous month. $305,000 was the median sales price for Denton County in June, up from $301,700 in May. Aubrey takes the cake with the biggest spike from May to June. The median in May was on pretty close to the MLS’ median at $251,653. However in June the median rose by almost $20,000 bringing the median up to $272,400!
Price Per Square Foot
The sales price has stayed on a pretty steady increase, but the median price per square foot is just hanging out at a steady price over the last month. The MLS increased by a dollar and so did Denton County. The MLS’s median in June for price per square foot was $121. Denton County is up from the MLS median by $11, bringing up the median to $132 last month. Aubrey decreased slightly after its spike in May. The price per square foot median decreased by $2 in June to bring the price to $122.
Days on the Market
I still can’t get over these crazy short days on the market. This didn’t stay quite as consistent from May to June as prices did. The MLs increased its days on the market by just a day from the previous month. The MLS’ median in June was just 13 days. Denton had no change from May to June, staying at 11 days on the market. Aubrey, however, was a different story. Aubrey went from 11 days on the market in May to just 5 days in June! That’s the lowest median I’ve seen in a very long time.
How many homes for sale?
The number of homes for sale in June took a big jump in all markets. The MLS added almost 3,000 additional homes, bringing the number available for sale to 27,086. Of the available homes for sale, 15,528 were new listings added and there were 11,312 sold last month.
Denton County increased the number of homes for sale up from 2,825 in May to 3,224 in June. There were 2,117 new homes added last month. Additionally, there were 1,541 home sales closed in June.
Aubrey increased it’s market from 68 homes to 88, the highest it’s been over over a year. There were 74 new homes added to the market in June, and 43 homes closed.
