Denton County September Real Estate AnalysisHappy fall, y’all! Although North Texas doesn’t really feel like it, fall is finally here. With the new season, changes in real estate are also happening. Find out more about what is going on with North Texas, Denton County and Aubrey’s real estate, including median sales prices, price per square foot and days on the market with my September Real Estate Analysis:


Median Sales Price

This month there was a slight downturn in the median sales price. Nothing too drastic in any area, but something that hasn’t been super common over the last few months. The Multiple Listing Service (MLS) dropped by $10,000 from August to September bringing the median sales price to $240,000.

Denton County’s median sales price is far above the MLS average, and even with it’s decrease it is still very high. The median sales price in Denton County is $50,000 higher than the MLS. That’s after it dropped by $7,000 from August. Denton County’s median in September was $290,000.

Aubrey is also hanging out slightly above the MLS’s median sales price. The city of Aubrey took the largest decline from August to September. September’s median sales price in Aubrey was $243,500, which is down from $257,440 from August.

Price Per Square Foot

Even with varying sales prices, the price per square foot is staying pretty steady from month to month. MLS had no change from August to September. This kept the median price per square foot at $119. Denton County and Aubrey are far above the MLS median. Denton County dropped by a dollar to a respectable $131 per square foot. Aubrey actually rose by $4 in September. This brings Aubrey’s median even with Denton County’s $131 as it’s median.

Days On The Market

Days on the market are starting to rise up slightly from August. But if you remember from earlier in the summer, there were some crazy low days on the market! The MLS’s median rose by 3 days in September, up to 19 days on the market. Denton County is hanging in with the MLS at 19 days on the market. But this is up from 15 days on the market in August. And Aubrey is below both of them, and had no change from month to month. The median days on the market in Aubrey last month was just 16 days.

Homes for Sale

The number of homes for sale are starting to decrease in all areas of the market in North Texas. The MLS’s inventory of homes for sale dropped by a little under 1,00 homes in September. The number of homes listed on the MLS in September was 27,440. Of these listings, the MLS had 11,821 new homes listed.

Denton County’s homes for sale dropped by 200; bringing the number of homes for sale to 3,217. Of the homes for sale, 1,498 were new homes listed in September.

Aubrey only dropped by 4 homes, bringing its inventory to 84 homes. Aubrey had 35 new homes listed in September. However, that’s significantly less than how many were listed in August in Aubrey. Previously 53 homes were new listings.
