Denton County July Real Estate Analysis I can’t it’s back to school time already! July flew by with great real estate sales and the number of homes for sale are continuing to rise and price per square feet is staying steady. With it being August, it’s time for the July real estate analysis:

Sales Price

Despite a little decrease in all markets, the median sales price held strong for July. The MLS took about a $6,000 decrease from June to July. The MLS’s median sales price in July was $249,900 compared to $255,000 in June. Still great, but definitely starting to see the decline in the real estate market with schools about to start.

Denton County had the smallest decrease in sales price in July. However, the median is much higher in Denton County compared to the MLS or Aubrey. In July the median sales price was $302,500 compared to $307,162 in June.

Aubrey had a similar decrease in the median sales price in July. It’s much closer to the median for the overall MLS rather than hanging with the Denton County median. Aubrey went from $272,400 in June to $265,000 in July.

Price Per Square Foot

Although the median sales prices were down in July, amazingly the price per square foot is staying pretty steady. MLS had no change from $120 as it’s median price per square foot. That’s now 3 months of staying at the exact same median for the MLS!

Denton County decreased by $1 from June to July. That brings the median to $132, well above the MLS median. Aubrey takes the cake with the most change. Aubrey is almost up to Denton County price per square foot in July, rising from $122 to $130 in July! This is the highest Aubrey’s median price per square foot has been in the last 3 years.

Days On The Market

The median days on the market are staying pretty low, but did rise from June. The MLS is at just 2 weeks for the median days on the market, up from June by just 1 day. Denton County had the same change, but is at just 12 days instead of 11 in June. Aubrey was exceptionally low in June at just 5 days, but is now almost back to the MLS and Denton County median. In July, Aubrey rose to 9 days as the median days on the market.

Homes For Sale

The number of homes for sale went up for the MLS and Denton county but decreased just slightly for Aubrey. The MLS had 27,381 homes for sale in July with 14,364 new homes added. Denton County had 3,353 homes for sale and 2,068 were new. Aubrey had 41 homes added to the 81 that were for sale in July.
