4 Reasons Why Your Home Might Not Get Showings

4 Reasons Your Home Might Not Get ShowingsSo you’ve been trying to sell your home for a few weeks or a few months and you’ve had no luck in getting an offer on your home. And you probably are wondering what is wrong and why you haven’t had the perfect buyer yet. There are many reasons why a buyer hasn’t put in an offer, but there could be some things that you as a seller could do to make your home more appealing to a buyer. Here are a few reasons why your home might not get showings:

Lack of quality pictures

Pictures are worth a thousand words, and probably even more if you’re listing your home. When potential buyers are looking through the internet looking at potential homes, their first impression comes from the pictures. And home sellers are using professionals (or a real estate agent who has taken lots of time to learn photography) to photograph their homes in order to make that great impression to buyers. If you have limited experience in taking high quality pictures, it can deter a buyer from looking through the listing. The photographs need to invite the buyer into your home, so they schedule a showing; if the pictures don’t do that then it’s not likely to sell very quickly.

Overpriced

Price is the number one factor that takes a lot of expertise to set a price that will get the most money out of your home and still appraise. Without this experience or going off of what you hope you will get out of your home, could leave you asking too much for the home. If it’s overpriced for the area, no buyers are going to take it seriously and look at it.

Poor condition

You may have fantastic pictures, a solid asking price, but the condition of the home is something to be desired. If there are many repairs that need to be made, it can turn off buyers due to the upfront repairs they will have to make. If you recognize that your home needs some repairs, it could be worth your time and money to fix those in order to keep buyers coming to look at your home.

Not using a real estate agent

A real estate agent is a valuable tool when selling a home. They have access to materials and people that for-sale-by-owners do not have. Real estate agents have access to the MLS (Multiple Listing Service) which links up with sites like realtor.com or Zillow. Without access to these important websites, sellers lose a large section of buyers who are searching online. Traditional ways to market homes that are for sale without a real estate agent such as signs, newspaper ads, or craigslist listings are not as effective as marketing strategies that are available to agents.

There are so many reasons why a home could not be selling and some are out of an agent’s control, but these are among some of the most common reasons why a home isn’t selling. A real estate agent would be able to give the most assistance in how your home is standing in these areas, and be able to give adequate advice on how to make your home appealing to buyers.
