December Real Estate AnalysisThe holidays have passed, and I hope everyone had a fantastic holiday season and a happy start to the new year! The home sales in December were pretty good, considering it is a busy time of year. Home prices stayed steady or rose, and same with price per square foot. However, some other areas have taken a slight decline from previous months, with the holiday season slowing it down. Here’s my December real estate analysis for 2016:


Sales Price

The median sales price is doing very well in the North Texas area; especially in comparison to what the MLS is doing as a whole. The MLS stayed steady at $230,000 as the median sales price in December. Aubrey and Denton County had a very good month in comparison to the previous month. Aubrey increased it’s median up to $243,500 in December. November was only at $224,000. Denton County also had a substantial increase in price from November. Denton’s median rose up $282,000 from $278,000 in November. These are great signals for home sellers in North Texas, since the median is up from the state’s average.

The price per square foot was relatively steady from November to December. In previous months, there have been substantial increases or decreases in the median, but not this time. The MLS median rose a dollar, bringing it up to $111 in December. Aubrey had the largest change in December. Aubrey’s median dropped from $119 to $113 last month. Denton County had no change in price per square foot; it remained at $124.

Days On The Market

The days on the market rose slightly from November overall. Not substantially, but a signal of the winter months and a slightly slower real estate market. The MLS median days on the market increased from 20 to 22 days. Aubrey had the largest increase, bringing it up to 30 days as its median. November’s median was only 14 days. Denton County stayed on trend with the MLS and increased its median days by 2, bringing it up to 21 days.

With the holidays the inventory declined slightly throughout December. The MLS decreased by almost 3,000, bringing it to 20,578 homes for sale. Aubrey had 75 homes for sale, with an increase of one home from November. And Denton County decreased to 2,212 homes for sale, down from 2,405 from November.


The market is continuing to do very well in North Texas. The holidays slowed down some areas, but others are holding strong or doing better than previous months. If you want to know more about these facts or if you’re looking to buy or sell a home let me know.
