Open houses draw in lots of people– the serious shopper, the Sunday driver, the just-want-to-look-around person, just to name a few. The great thing about this, is you get several people through during a short amount of time. So for the seller; you don’t have to leave every time someone else wants to come in! You’re already out and have your home “showing ready” so you get the most amount of people to look through as possible in just a few hours of having your house open.

This is awesome if you’ve just listed your home. Imagine– you’ve got 5-10 people who’ve walked through your home to check it out and your real estate agent is there supervising the open house. They get to ask all the people who have looked through your home what they think and find out if they’re serious or not. Or find out if there is a common theme of something that may need to be fixed in order to appeal to buyers a little more.

If your home isn’t currently on the market, but are contemplating selling; an open house is a great opportunity to check out the home to see what the competition looks like. Not all competition is a bad thing, but especially in real estate it’s good to have an idea of what the house down the street looks like when you’re selling. So if you’re in this position, you can check out what extra features the competitor’s home has that yours doesn’t or vice-versa.
