Three Items to Double Check on Your Final Walk Through

Three Items to Double Check on Your Final Walk Through The final walk through is one of the very last steps in the closing process. It usually gets scheduled a day or two before the closing date, after the sellers have moved out. The final walk through is not the time where you make last minute negotiations; its the time when you confirm the house is in the condition you expected it to be in when you sign the contact making it yours. Here are three items to make sure you pay close attention to when going to your final walk through:

Repairs

After an inspection has been completed on a home, it is pretty common for a buyer to ask the seller to repair what the inspector has found. By the time the buyer has the walk through, the repairs should already be confirmed that they are completed.

Items Left Behind

In some sales, items are negotiated into the contract. For example: blinds, curtains, curtain rods, appliances, or furniture. By the time the buyer has the final walk through, the sellers should be moved out of the home. This is the opportunity for the buyer to check that all items that were negotiated to stay are taken care of.

Damages

Moving is a pain, and sometimes it can cause damages to the home when moving big pieces of furniture or other items. If there is significant damages because of the sellers moving out, it is the time to address these concerns and have them repair whatever has been damaged.

After your walk through, it is the time when your dream home finally gets to be yours. Making sure that you pay close attention to the final details in your walk through, will let you move into your home with peace of mind that everything is the way you expected it.
