What You Need to Know About Home Inspections

Home InspectionHome inspections are something to not be overlooked when buying a new home. They can reveal issues that are otherwise unseen to you, the buyer as well as to the seller. Here is my guideline to how to handle home inspections:

Know what is inspected:

Structure- walls, ceilings, floors, roof, foundation
Exterior- wall covering, landscape, drainage, doors, windows, etc.
Roof and Attic- framing and ventilation
Pluming- materials used and condition, toilets, showers, sinks etc.
Systems- water heater, air conditioning, fireplace
Electrical– circuit breakers, main panel, wiring
Appliances- dishwasher, range and oven, etc.

Know what is not inspected:

These can be inspected if you are concerned about these, however they may require a specialist to inspect these from the home.

Asbestos
Radon
Led
Mold and mildew

Know what should be fixed

Any health and safety concerns, roofs, a/c or heater issues, foundation problems, or issues concerning moisture and drainage.

These issues should be fixed immediately as they can compromise the most from the individuals living in the home.

Who should fix what?

If you are buying the home, you can request that some of the major issues be resolved by the seller by adding an amendment to the original contract. However, the seller does not have to consent to the proposed resolution of these issues. Your real estate agent will be your best source to know if you need to add that into the contract and how to handle resolving these issues best if they are to arise.
