August Real Estate AnalysisWe just celebrated labor day, and that means summer is closing in. Even though fall is here to stay, the houses on the market sure haven’t been staying around long. The homes on the market are selling so quickly, but the sales prices have been decreasing slightly. Here is my August real estate analysis:


Average Sales Price

The average sales price throughout August decreased slightly from July. Aubrey’s average sale price decreased $2,000 to $240,471. Denton county decreased by $3,000 in August, bringing the average sales price to $320,054. The Multiple Listing Service (MLS) falls right in the middle of Denton County and Aubrey’s average sales price at $279,790.

Price Per Square Foot

The average price per square foot is remaining relatively steady with limited changes for both Aubrey and Denton county. Aubrey increased it’s average price per square foot by $1 bringing it to $116 per square foot, and Denton county increased to $126 per square foot. The MLS has remained steady at $118 with no change from July.

Days on the Market

Denton county has remained steady at 33 days on the market. The MLS has also remained pretty steady, only increasing to 37 days on the market. Aubrey did have a slight increase in the average days on the market up from 24 days in July to 36 in August.

Number of Homes for Sale

The amount of homes for sale increased significantly throughout August for Aubrey, Denton county, and the MLS. Aubrey increased to 80 homes for sale, Denton County increased from 2769 homes in July to 3027 in August. The MLS had 26535 homes for sale in August.

Closed Sales

Aubrey had 31 closed sales in August, up from 28 homes closed in July. Denton county decreased a little in August from 1406 homes to 1312. And the MLS had 9521 homes closed in August!


The real estate market, despite some declines, is continuing to do very well in North Texas. With average price per square foot rising and days on the market staying constant, it’s a great time for both buyers and sellers to be in the real estate market.
