School is out, May is gone which means summertime and June are here! The month of May turned out to be a big improvement in the real estate market. Check out my real estate analysis for May:
The average sale prices increased significantly for Aubrey. There was an 8% increase from $195,171 to $230,762. Denton county increased from $309,674 to $321,528 for average sale price and the entire MLS (Multiple Listing Service) increased from $273,780 to $287,585. This is great news for home sellers, as values continue to rise in the North Texas area.
The MLS average price per square foot increased through May from $115 per square foot to $119. However, Denton County and Aubrey both decreased slightly in the price per square foot. Aubrey went from $109 to $105. Denton County increased from $121 to $123. All of these price variants are pretty minor in the overall value of the home.
The average days on the market continue to decline throughout North Texas! Aubrey is down to just 22 days on the market! Denton County declined by 2 days on average, to bring it to an average of only 32 days. The MLS average days on the market declined to just 38 days. This is fantastic news for sellers in the North Texas area.
The number of homes for sale is steadily increasing throughout the area. Denton County is up to 2691 homes for sale, and Aubrey is up to 75 from April’s 64 homes for sale. Of the homes for sale in the area, 1750 homes are new for sale in Denton County and 36 are new in Aubrey.
Closed sales in for the entire MLS is up to 9397 for May! Aubrey closed on 28 homes, and Denton County closed a total of 1300 homes last month.
The market continues to change in the North Texas area. Homes are being sold quickly, and at higher prices than they were.
