October Real Estate Analysis

October Real Estate Analysis November is here, fall is kind of in full swing (if the weather will ever stay cool), and the real estate is staying strong in North Texas. There were a few decreases last month in sales prices and price per square foot, but nothing to believe the market is declining. Here’s my October real estate analysis:

Average Sales Price

Overall, there was a slight decline throughout Denton County, Aubrey, and the MLS (Multiple Listing Service). Aubrey decreased from an average sales price of $280233 to $238,143. Denton County’s price went down by less than $200 last month from $312,759 to $312,632. And the MLS had a small decrease in average sales price, just over $1,000 bringing the average sales price in October to $275,962.

Average Price Per Square Foot

Average price per square foot held strong for the MLS and Denton County and didn’t change from September to October. Aubrey took a slight decline in sales price from $118 to $116 in October. Denton County stayed strong at $125 per square foot and the MLS remained steady at $118.

Average Days on the Market

Aubrey is the city that has had the least amount of variation in this than the MLS or Denton County. Aubrey increased 10 days on the market, bringing the average up to 37 days on the market. The MLS increased its average days on the market by 1 day. October’s average days on the market for the MLS was 41 days. Denton was just slightly below the MLS’ average days, as the average was 38 days and actually decreased by 1 day from September.

Homes for Sale

The inventory of homes for sale increased, which is great news for home buyers. Aubrey gained 10 homes for sale bringing the inventory up to 75 homes for sale. Denton County increased by less than 40 homes for sale last month, bringing it up to 2,651 homes for sale in October. The MLS gained a little under 1,000 homes last month, bringing the total homes for sale up to 24,788 homes.


Aubrey had the most variation in changes from September to October, but by such a slight margin. Additionally, it is very close to the average for both Denton County and the MLS. Anyone looking to sell their home, it is still a great time to sell.
