Even though fall is here, the real estate sure isn’t falling in North Texas. September real estate sales proved to be an excellent month for Aubrey, and Denton county did well despite some declines. The average prices for square foot and sales prices are staying pretty steady or increasing slightly. September real estate was excellent and hopefully October will be even better. Here’s my round up for North Texas’ September real estate analysis:
Price per square foot
Aubrey is the winner in this category for the month (if I could really pick a winner). Aubrey’s average sales price increased over $51,000 from August to September. The average sales price was $289,256 in September and is well above Denton County and the MLS. Denton County decreased slightly from August to September; August’s average was $319,027 and September’s was $309,968. The MLS is holding relatively steady and only decreased slightly. August’s average was $279,248 and September’s decreased to $275,575.
Price per square foot
Denton is the highest in the average price per square foot between Aubrey and the MLS. Denton’s average price per square foot was $125 in September and only decreased a dollar from the previous month. Aubrey increased by $3 to bring the average price per square foot up to $120. The MLS stayed steady at $118 in September.
Days on the market
Aubrey had the lowest average days on the market last month. The average was just 28 days– 6 days less than August. Denton County and the MLS almost tied for average days on the market in September. Denton County increased to just 37 days and the MLS gained an average of one day to bring it to 38 days.
New listings
Denton county being a very competitive market right now, caught a little break. They gained 1,382 new homes listed and upped the inventory from 2,697 homes for sale to 2,864 in September. For everyone looking for a home this is very good news! Aubrey gained 38 new listings and also increased the overall inventory to 75 homes for sale in September. But the overall MLS took the largest overall increase of homes for sale. The MLS had 11,219 new listings last month and had an inventory of 26,058 available for purchase.
