July Real Estate AnalysisSummer is coming to an end, and school is about to kick off! Home prices have decreased slightly through the North Texas area, but that doesn’t mean there is a decrease in home sales. Check out my July Real Estate round up to find out more about what happened last month:


June’s average sale price rose slightly from May, however, July took a slight decrease for Denton County and for the city of Aubrey. Aubrey’s average sale price decreased from 253,355 to $214,534. That’s an 18% decrease from June to July. Denton County took a slightly smaller decrease in July, with only an 11% decrease. Denton County’s average sale price declined from $337,339 to $323,616. These are still exception sales prices for the area, and the sales price is still significantly higher than it was at the start of 2016.

Denton County is staying constant and is well above the MLS’ average price per square foot in July. Denton County is up to $125 per square foot compared to the MLS’ average of $118. Not only is the average price per square foot so high, but it is also remaining steady at $125 in Denton County over the last 2 months! This is great news for home sellers in the area! Aubrey took a slight decrease from June’s average price per square foot from $127 to $114 which is very close to the MLS’ average.

The average days on the market right now continue to shock me! Every month they continue to decrease, which just goes go show how crazy the North Texas real estate sales are currently. Aubrey decreased from 30 days in June to just 21 in July! Denton County and the MLS are very close and are respectively just 32 days and 36 days on average in July. I don’t know of a home seller who isn’t glad to hear these statistics- their homes are likely to be sold very quickly!

The overall inventory of homes for sale in the North Texas area and the MLS increased pretty dramatically from June to July. Aubrey increased from just 68 homes to 84 homes for sale in July. Denton County increased from 2,591 homes for sale in June to 3,067 homes for sale in July.

The MLS closed 9,207 homes in July and Aubrey closed on 27 homes. This number for Aubrey has remained pretty steady over the last few months. Denton County closed 1,303 homes in July.


The market continues to change in the North Texas area. Homes are being sold quickly, and at higher prices than they were. Great news for sellers and buyers are having to stay on top of their game in order to purchase the home of their dreams.
