January was a mixed month in real estate for Denton County and Aubrey, Texas. Aubrey thrived in the new year, but Denton County as a unit took a slight decrease in real estate prices.
The average sale price in Denton county in January decreased to $302,361 from December’s average of $307,764. But the MLS average sale price is at $243,641; still well below the Denton County average. Aubrey increased its average sale price by almost $14,000 to an average sale of $217,927 for January.
Aubrey took a 34% increase in price per square foot for January, bringing the average price per square foot up to $129. The average on the MLS is $106 per square foot and Denton County’s average is $116.
Homes in Denton county do not stay on the market too long! The average in January was only 43 days, the MLS average is 51, and Aubrey’s average is 66 days on the market.
The number of homes overall in Denton county have increased substantially through January. Denton county is up to 2,332; a 30% increase from December. Aubrey is up to 49 homes for sale which is up 8% from December.
